1. Who we are

Regents Plaza Apartments is operated by Sweet Florence Limited, a company registered in England and Wales (company number [company registration number to be confirmed]), registered office [registered address to be confirmed].

These terms apply to every booking made with us, whether through our booking pages or by email. By making a booking you accept them on behalf of everyone in your party.

2. Booking and confirmation

A booking is confirmed only when you receive a written confirmation from us. Until then, rates and availability may change.

The lead guest must be at least 18 years old and is responsible for the whole party during the stay. We may ask for identification at check-in.

3. Prices and payment

Rates are quoted in pounds sterling and include VAT where applicable. Payment terms, any deposit and any security deposit are set out in your booking confirmation.

A security deposit, where taken, is refunded after departure once the apartment has been checked.

4. Cancellation and changes

• Stays of less than one month: cancellation with at least 7 days' notice before arrival.
• Stays of one month or longer: cancellation with at least 30 days' notice before arrival.
• Non-refundable rates: no refund is due in the event of cancellation, early departure or a no-show.
• Cancellations must be sent to us in writing by email. Changes to dates are subject to availability.

5. Best price guarantee

If you find the same apartment, for the same dates and the same number of guests, at a lower total price on another publicly bookable website, we will match that price and apply a further 5% discount.

• Email us the link before you book; claims made after booking cannot be accepted.
• The offer must be publicly available and bookable at the time we check it.
• We compare the total price including taxes, cleaning and booking fees, for identical dates, guest numbers and cancellation conditions.
• Member-only rates, loyalty discounts, opaque or auction rates, package deals and pricing errors are excluded.
• The guarantee applies to one claim per booking and cannot be combined with other offers.

6. Arrival, departure and parking

Check-in is handled at the building reception; check-in and check-out times are given in your confirmation. Each apartment includes one reserved parking space on site, for one vehicle, used at your own risk.

7. House rules

• No parties or events, and no smoking or vaping anywhere in the building.
• Only the guests named in the booking may stay in the apartment.
• Please keep noise down between 10pm and 8am out of respect for residents.
• Pets only where agreed in writing in advance.

8. Damage and loss

You are responsible for the apartment and its contents during your stay. We may charge for damage, missing items, lost keys or extra cleaning beyond normal use.

9. Medium and longer stays

Stays of a month or more are agreed individually, with a rate set for the whole period and payment usually made monthly in advance. Any additional conditions are set out in your written agreement, which takes precedence over these terms where they differ.

10. Liability

We do not limit liability for death or personal injury caused by our negligence, or for fraud. Otherwise, we are not liable for indirect or consequential loss, or for loss of personal belongings left in the apartment, the building or the car park.

If circumstances beyond our control make an apartment unavailable, we will offer an alternative apartment where possible or a full refund of amounts paid for the affected nights.

11. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
